Renewing A Rental Contract
Rental contracts are valid for one year, after which they can be renewed for another year. Under Dubai tenancy laws, a tenancy contract does not terminate automatically.

Vacating your property
Check out time is before 5:00PM on the final agreed date of departure. Please confirm your check out time to our property management executive (Apartment / Villa /Name/Mobile# _______) or S.S Lootah Real Estate main office as soon as possible so that a final inspection can be carried out.
Please keep property keys ready for collection.
Please note our check out requirements carefully, Prior to vacating the property, please ensure that you have completed the following.
Please ensure that you have arranged to disconnect your phone with the telephone company and have paid your bills.
Water & Electricity
Please arrange for a meter reading from DEWA/SEWA/FEWA and settlement of the final bill. In order to collect your security deposit from DEWA/SEWA/FEWA you will need your original deposit receipt. S.S Lootah Real Estate , then requires a copy of the receipt of the final bill payment.
The property must be left in a clean and tidy condition, ready for an incoming resident. Should the apartment/villa be deemed unsatisfactory, S.S Lootah Real Estate , reserves the right to employ a professional cleaner at your expense.
Please follow the check list of cleaning requirements: –
- Bedroom(s) – cupboards (inside and out), fixtures.
- Bathroom(s) – walls, floors, fittings and fixtures.
- Kitchen – cupboards, fixtures, and equipment must be swept and mopped including behind appliances.
- Windows – all accessible windows should be cleaned.
- Walls – should be spot cleaned and free of hooks, nails etc.
- Living areas – living areas should be swept and mopped.
- General – all rooms and balcony(s) should be swept, mopped and free of garbage.
Extra charges shall apply for carpet and glue removal.
A final inspection should be arranged with the Property Management executive before date of departure. Any damages/breakage will be deducted or charged to you.
Keys, Remote Controls and Access Cards (If any)
All keys and remote control(s) must be returned at the time of final inspection to property management executive prior to departure.
Please note property should be returned in its original condition including complete painting of walls and ceiling. S.S Lootah Real Esate Facility Management can arrange for you the maintenance charges on your behalf. Therefore, any additions made by the tenant (i.e. shelves, nails for picture hanging, curtain rods etc) should be removed.
Your co-operation on all the above noted clauses is appreciated. Failure to comply may result in deductions on your security deposit or additional charges.
